Personal Real Estate Investment Portfolio

Ryan made his first real estate acquisition at the age of 19 by identifying sources of capital, underwriting the prospective cash flow of the property and doing market research to determine which college he should attend, buy a home nearby and live rent free by renting out the additional bedrooms to his college roommates.

He first convinced his parents to give him his lump sum for room and board up front and combined that with the cash from the painting company he started and ran the summer after his freshman year of college.  Using those two sources of cash and getting a loan from a bank, he was able to acquire a single family home with four bedrooms and rent the rooms at a profit above the debt service costs of the home.

Within 15 years of the first acquisition, he was able to grow his portfolio to more than 10 residential properties through a couple of cycles while building his professional career.
